When Your Client Has a House Decision, I Handle the House Part.

Many of the landlords and families I work with come to me through a professional they already trust: an estate attorney, a CPA, a financial advisor, or a property manager. If you’re thinking about referring someone, here’s exactly what happens to your client, and what doesn’t.

Who I Help

I work with rental-property owners across DeKalb County who are questioning whether they still want to be landlords. That includes burned-out landlords, accidental landlords who never planned to own a rental, investors ready to exit a property, and families handling an inherited home, a probate property, or a parent’s move.

What I Do

I help your client decide whether to keep the property, fix what’s making ownership difficult, or exit. There is no predetermined answer. If selling is the right decision, I represent your client as the seller, bring the property to the open market in its current condition when that fits, and manage the transaction through closing.

What I Don’t Do

I don’t buy properties or make cash offers. I don’t wholesale or assign contracts. I don’t give legal, tax, or financial advice; those questions go back to you. And I don’t push a listing. If keeping the property makes more sense, I’ll say so.

How a Referral Works

  1. You make the introduction. A short call, email, or form with your client’s name, best contact, and confirmation that they’re expecting to hear from me is enough.

  2. I reach out within one business day. The first conversation is about listening, not selling.

  3. We work through Keep It, Fix It, or Exit It together. Your client decides. I don’t decide for them.

  4. Legal and tax questions come back to you. When something falls in your area, I tell your client to talk with you before deciding.

  5. You stay informed. With your client’s permission, I’ll update you at key points: the decision, the listing, the contract, and the closing.

For Estate and Probate Attorneys

I’m C.P.R.E.S.-certified and have completed the Residential Real Estate Probate Specialist Certification. Before we market anything, I’ll confirm with you who has authority to make decisions about the house, and I’ll coordinate timing around your process.

For CPAs and Financial Planners

Selling a rental can have tax and financial consequences, and I don’t address them. My process starts with the decision, not the listing, which gives your client time to talk with you before anything is signed.
